The amenity centers and common areas of Johns Creek
are the responsibility of Brandy Creek Community
Development District. (CDD)
If you have a question or concern regarding the
amenity centers, fitness center, pools, courts, fields
or any common area within Johns Creek, please contact
our onsite property manager Mike Usina.
Mike provides Johns Creek residents with access
cards, coordinates activities with the vendors
including common area landscaping, lighting, fitness
equipment, general property maintenance and assists
Johns Creek homeowners with the facility rental for
events. Please contact Mike for details on areas that
can be rented.

Creek Park CDD – Election of Supervisors
In accordance with Florida Statutes, Chapter 190.006, the
terms of office for three supervisors will expire November
2014. Seats 1, 3 and 5 will be filled by general election
(all three seats are four year terms). Persons interested in
being candidates for general election must be qualified
electors residing within the District and are elected by
registered voters residing within the District. These
candidates must qualify with the St. Johns County Supervisor
of Elections during the period Noon, June 16 – Noon, June 20,
2014 (visit www.votesjc.com
for more information). The general election will be held on
November 4, 2014 and CDD supervisor candidates will appear on
the ballot with other state, federal and local candidates for
Community Development Districts are governmental entities and
supervisors are public officials subject to Florida Sunshine
Amendment and Code of Ethics. The five-member Board of
Supervisors is the District’s governing body. For more

the Phase 1 Facility, residents may rent the Breezeway or the
Rental cost of the Breezeway is $30 for first 3 hours, $10
for each additional hour and a cleaning deposit of $100.
Rental cost of the Activity Field is $50 for 8 hours.
At the Phase 2 Facility, residents may rent either the
Pergola Deck at west end of the pool or the Community room.
Both areas cannot be rented by the same party simultaneously.
Rental cost of Pergola Deck is $50 for first 4 hours, $10 for
each additional hour and cleaning deposit of $200.
Rental cost of Community Room is $60 for first 4 hours, $10
for each additional hour and cleaning deposit of $200.
Rental time includes setup and cleanup
time. A refundable cleaning/damage deposit is also
required. Two checks or money orders are required to confirm
the reservation – one check for the cleaning/damage deposit
and one check for the rental fee. Both checks should be made
out to Brandy Creek Community Development District. There is
a $25 fee for returned checks (NSF).
Annual Non-Residents User Fee is $1,300.

Did you know that most lake front properties in our
neighborhood actually have their property lines extend to
the normal water line of the lake? That means that the
lake banks, for the most part, are private property with
appropriate drainage easements, as required. Easements
through residential backyards along the community's storm
water lake system are for maintenance purposes only and
residents are not granted fishing (or any other purpose)
access to other residents' backyards via these
maintenance easements. Unless individual property owners
grant permission for others to access their backyards,
entering their private property can be considered
trespassing. Please be considerate of the privacy rights
of other residents.
